Brampton Second and Third Units

Brampton allows more than one additional unit on qualifying properties, with registration and permits required for each. Here is what the City publishes.

  • Brampton allows a maximum of three units on a property (for example a principal dwelling with an attached second unit and a garden suite, or an attached second and third unit).
  • Second units, third units and garden suites must be registered with the City, and building permits are required for all of them.
  • Since April 1, 2024, properties on Conservation Authority lands need approval from Credit Valley Conservation or the Toronto and Region Conservation Authority before permits proceed.
  • Brampton charges recall fees on additional-unit permits when an inspection fails twice, so work should be ready before inspectors arrive.

Brampton sets its own zoning, registration and permit rules, and they are not the same as Toronto’s. Confirm your exact project with Brampton’s building department before you start; a designer or contractor experienced in Peel Region can also help you read the requirements.

Questions

Frequently Asked Questions

Is Reno Rise a contractor?

No. Reno Rise is an independent project-enquiry and contractor-matching service. It does not perform construction, inspections or permit applications. Estimates, contracts, warranties and the work itself come from the independent contractor Reno Rise matches you with.

How does Reno Rise choose the contractor?

Reno Rise reviews the details you send about your project, then matches it with the contractor best suited to the work. That contractor provides the estimate, the contract and the warranty for the job.

How many additional units does Brampton allow?

Brampton allows a maximum of three units on a property, for example a principal dwelling with an attached second unit and a garden suite, or an attached second and third unit. Every unit needs registration and a building permit. See Brampton's second dwelling page.

Does my Brampton property need Conservation Authority approval?

If the property is on Conservation Authority lands, Brampton has required approval from Credit Valley Conservation or the Toronto and Region Conservation Authority before permits proceed since April 1, 2024.

What is the difference between a finished basement and a legal secondary suite?

A finished basement is extra living space for your own household. A legal secondary suite is a separate, self-contained home that must meet zoning, Building Code and Fire Code requirements and is created with a building permit. The comparison guide explains the differences.
